What does facade repair and restoration involve?
Facade repair restores the structural integrity and weather protection of a building's external walls. The work spans concrete spalling and concrete cancer repair, cracked, drummy or failed render, facade sealing, expansion joints and waterproofing, balcony and balustrade remediation, and cladding review and rectification. We assess the elevation as one system so that each repair is coordinated rather than piecemeal, which is what protects the building over the long term. This whole-of-facade approach is what separates lasting facade repairs from short-lived cosmetic patching.
What are the signs my building needs facade repairs?
Common triggers include rust staining and cracking around concrete, sections of render that sound hollow (drummy) or have detached, and water ingress showing up on internal walls or ceilings. Loose or corroded balustrades, failing sealant at expansion joints, and questions about cladding compliance are also frequent reasons owners corporations call us. If any of these appear on your building, a facade inspection will confirm the cause and the extent before repairs are scoped, so you are pricing a solution rather than a guess.
What is concrete spalling and concrete cancer?
Concrete spalling, often called concrete cancer, happens when steel reinforcement inside the concrete corrodes and expands, cracking and dislodging the surrounding concrete. Left untreated it spreads and can weaken structural elements and drop material from the facade, which becomes a safety risk for anyone below. Our repairs expose and treat the affected reinforcement, reinstate the concrete, and address the moisture path that caused the corrosion in the first place, so the same failure does not simply return.
What facade services do you provide?
Our facade scope covers concrete spalling and concrete cancer repair, cracked, drummy or failed render, and facade sealing, expansion joints and waterproofing. We also carry out balcony and balustrade remediation, and cladding review and rectification in line with NSW requirements. Where a project calls for it, we bring in a fire engineer or certifier so that cladding decisions are made and signed off by the right accredited people. Every scope is documented so the owners corporation has a clear record of what was done and why.
How do you handle cladding and fire compliance?
Cladding review and rectification is carried out in line with current NSW requirements, and where required we work alongside an accredited fire safety practitioner or fire engineer and the relevant certifier. This keeps the assessment and any rectification within the correct regulatory framework for your building. Projex Pro does not issue the Annual Fire Safety Statement; that remains the role of the appropriately accredited practitioner. Our job is to deliver the physical works correctly and to give the accredited people the evidence they need to do theirs.
How do you access the facade for repairs?
Access is chosen to suit the elevation, the occupants and the scope of work. Depending on the building we use elevated work platforms, swing stages, scaffold or rope access, and often a combination across a single project. Selecting the right access method keeps the works safe, minimises disruption to residents and tenants, and lets us reach every part of the facade that needs attention. We plan access early, because on occupied buildings it is often the difference between a smooth program and a stalled one.
