Problem:

Water was entering habitable rooms at ground level. The planter boxes on the eastern facade were ponding with nowhere to drain, the common area between two ground floor apartments flooded because the drainage bed had silted up, and the cold joints where the walls meet the slab had failed and were letting water through into bedrooms and living areas.

Solution.

PROJEX PRO OPENED UP THE DRAINAGE, SEALED THE COLD JOINTS AND REBUILT THE WET DETAILS TO A COMPLIANT STANDARD, SO THE WATER NOW LEAVES THE BUILDING INSTEAD OF ENTERING IT.

Working to the consultant’s specification, we installed new drains to the planter boxes, stripped the common area back to substrate, flood tested the falls and laid a new drainage cell and geotextile bed before reinstating the pebbles. The cold joints at the wall and slab junction were cut out and resealed, spalled concrete inside the planter box was repaired, and a new hob, membrane and glazing suite were installed where water was tracking under a sliding door.

Result.

PROJEX PRO'S COMPLETED WORKS PASSED INDEPENDENT FLOOD TESTING WITH NO LEAKS, CONFIRMING THE REMEDIATION WAS CARRIED OUT TO STANDARD. WORK CONTINUES IN COORDINATION WITH THE BUILDING'S ENGINEERS TO DELIVER A COMPLETE, LONG-TERM SOLUTION ACROSS THE WIDER BUILDING.
